We Are Passionate About Finding You the Home of Your Dreams

Your Guide to Homeownership

Buying a home is one of the biggest decisions you will make. Knowing what to expect at each stage removes the guesswork, and having the right agent beside you makes the whole process smoother. Here is how it works when you buy with us.

Researching neighborhoods and home styles
Step 01

Research

Every home search starts with knowing what you are looking for and where. Take time early to explore the neighborhoods across the Peninsula, South Bay, and East Bay, since each pocket has its own commute patterns, price ranges, and feel. Think about what matters most: walkability, school boundaries, yard space, or proximity to work. Drive through areas at different times of day. Visit open houses even before you are ready to buy, just to calibrate what your budget actually gets you in different cities. The clearer you are on location and home type early, the faster and more confident your search will be later.

Deciding on a home-buying budget
Step 02

Decide on Your Budget

Before you start touring homes, get a realistic picture of what you can comfortably spend, not just what a lender says you qualify for. Factor in your down payment, closing costs, property taxes, insurance, and any HOA dues, along with how a mortgage payment fits your monthly life. In the Bay Area, price ranges shift quickly from city to city, so knowing your number early keeps your search focused and your expectations grounded. I am happy to walk through this with you and help translate your budget into the neighborhoods and home types it realistically supports.

Getting pre-approved for a mortgage
Step 03

Get Pre-Approved

A pre-approval letter from a lender tells you exactly what you can borrow and shows sellers you are a serious, qualified buyer, which matters in a market where good homes move fast. The process usually involves sharing income, asset, and credit information so the lender can confirm your borrowing power in writing. Get this done before you start touring homes, not after you find one you love. I can also refer you to lenders I trust who work well with Bay Area buyers and communicate clearly through what can be a fast-moving process.

Choosing your real estate agent
Step 04

Choose Your Agent

The right agent should feel like someone who is genuinely on your side, not someone selling you a house. I have lived in the Bay Area for more than fifty years, which means I know which streets flood in a wet winter, how school boundaries have shifted, and what a neighborhood felt like decades ago compared to today. Buyer representation now starts with a written agreement, so we will sit down early to talk through how I work, what I charge, and what you can expect from me at every step of your search.

Searching for the right home
Step 05

Find the Right Home

With your budget and pre-approval in hand, the search gets real. We will set up alerts for new listings that match what you are after and move quickly when something promising comes on the market, since well-priced Bay Area homes often attract attention within days. Touring homes in person, not just online, matters here: photos rarely capture how a house actually lives, what the light does in the afternoon, or how close you really are to the freeway. I will help you read between the lines of every listing so you know what you are really looking at.

Making an offer on a home
Step 06

Make an Offer

Once you find the home, we will build an offer that is competitive without stretching you past what makes sense, looking at price, contingencies, timeline, and terms the seller cares about beyond just the number. In much of the Bay Area, homes list with an offer date, so we will plan around that timeline and any seller-provided disclosures you will want to review beforehand. I will walk you through every term before you sign anything, and once your offer is accepted, we move into the next phase together.

Home inspection
Step 07

Inspections

Once you are in contract, it is time to look closely at the home's condition. Many Bay Area sellers provide pre-listing inspections you should review carefully, and you will also have the option to order your own, including general, pest, roof, or sewer lateral inspections depending on the property. This step is about understanding what you are buying, not finding reasons to walk away from a good home. If something significant turns up, we will talk through your options honestly, whether that is negotiating, requesting repairs, or simply going in with clear eyes.

Selecting a home loan
Step 08

Select Your Loan

With your offer accepted, it is time to finalize your loan choice, whether that is a fixed rate, adjustable rate, or a program suited to your situation, and lock in your interest rate with your lender. Rates can move during your escrow period, so timing this conversation with your lender matters. This is also when your loan moves through underwriting, so expect some additional paperwork and quick responses to requests. I am in regular contact with your lender throughout this stage to help keep everything on schedule toward closing.

Home appraisal
Step 09

Appraisal

Your lender will order an appraisal to confirm the home's value supports the loan amount, an independent step separate from your inspections. In competitive Bay Area markets, offer prices sometimes come in above recent comparable sales, so an appraisal gap is worth planning for ahead of time. If the appraisal comes in at or above your offer price, you move forward as planned. If it comes in lower, we will talk through your options, whether that means renegotiating, covering the gap, or another path forward that works for you.

Closing and moving in
Step 10

Close & Move In

In the final stretch, you will do a walk-through to confirm the home's condition, sign your closing documents, and transfer funds through escrow. Once everything is recorded, the keys are yours. This part often moves faster than people expect after the weeks of preparation before it. I will be there through the final walk-through and signing to make sure nothing catches you off guard, and I am always just a call away after closing if questions come up in your new home.
