The seller process, step by step

The Seller Process

Step by Step

From the first meeting to closing day, here is what to expect when you list your home with Sean.

Step 01

Consultation & Pricing

We will start with a conversation about your goals, your timeline, and what selling actually looks like for your specific home. I will walk the property with you, talk through recent comparable sales in your neighborhood, and give you an honest read on pricing, not just a number that sounds good. Pricing strategy matters more in the Bay Area than almost anywhere, since it shapes everything from buyer interest to your final offer date. This is also when we will talk through timing, any prep work worth doing, and what to expect from the process ahead, so you are never guessing what comes next.

Preparation & Staging

How a home is presented has a real effect on how buyers experience it and what they are willing to offer. We will walk through the property together and talk honestly about what is worth doing, whether that is decluttering, minor repairs, fresh paint, or professional staging, and what is not necessary. This is also when pre-listing inspections are worth considering, since they let us address issues on our terms rather than a buyer's. I will help you prioritize based on cost and impact so you are not spending time or money on things that will not move the needle for buyers.

Photography & Launch

First impressions happen online now, often before a buyer ever sees your home in person. We will schedule professional photography, and often a floor plan or video, timed for when the home is truly ready to show at its best. Launch day matters too, since well-prepared listings that come out strong tend to generate the most attention in the first week. I will handle the marketing details, from the listing description to where it is syndicated, so your home reaches the right buyers right away, with everything timed to build genuine momentum rather than rushed exposure.

Showings & Feedback

Once your home is live, we will coordinate showings in a way that respects your schedule while still giving buyers real access, since homes that are easy to see tend to sell faster. I will gather feedback after each showing and share it with you honestly, whether it is encouraging or not, so we can adjust if needed rather than guessing. Open houses are often part of this stage too. Throughout, I will keep you informed about buyer interest and traffic so you always have a clear, current picture of how your home is being received.

Step 05

Offers & Negotiation

When offers come in, we will review each one together, looking beyond just price to terms like contingencies, timeline, and buyer qualification, since the strongest offer is not always the highest number. I will walk you through every detail so you understand exactly what you are accepting and what it means for your timeline. If you receive multiple offers, we will talk through strategy for getting the best outcome without unnecessary risk. My job in this stage is to negotiate firmly on your behalf while keeping the process clear and manageable for you at every step.

Step 06

Escrow & Closing

Once you are in contract, we move into escrow, where inspections, disclosures, and lender requirements on the buyer's side all come together toward closing. I will coordinate with the buyer's agent, escrow, and title throughout this stage and keep you updated so nothing catches you off guard. This is also when we will plan your move-out timeline and handle any final details tied to the sale. Once everything is signed and recorded, the transaction is complete, and I am still here afterward if questions come up about your next steps.
